WHAT I'M GOING TO INVEST IN

The company Aeffe S.r.l. is applying for a minimum loan of €200,000 (with a maximum of €300,000) for the construction of 6 properties in Ferrara. The amount expected to complete the work is approximately€2,120,980.

The proposed project is part of a new construction of 6 Nearly Zero Energy Building villas: These are energy-efficient buildings that consume very little energy for heating, cooling, ventilation, lighting, and domestic hot water production.

PROJECT DESCRIPTION

The lot is located in a semi-central position with respect to the inhabited center of the town of Chiesuol del Fosso (FE), in the immediate outskirts of the city of Ferrara, about 4.5 km away from its city center: the area is characterized by the presence of the indispensable primary and secondary urbanization works, as well as infrastructures and services of all kinds, while the remaining ones are still identifiable within the same municipal territory.
The new building, free on all sides consistsof n.6 residential units, independent from ground to sky that are developed on the ground, first and second floors; all with attached garages.
Each cottage is equipped with the additional and necessary private parking and maneuvering spaces, which can be identified both in the related surrounding exclusive courtyard areas for the head cottages, and in the adjacent appurtenant uncovered parking spaces; it is planned to install the necessary systems of photovoltaic solar panels on the roofing membranes, in order to ensure the fulfillment of the minimum requirements by Law. The new housing complex will have "inverted-beam" type foundations and will be developed on three floors above ground, summarized as follows: on the Ground Floor entrance hall, garage and ancillary rooms of the dwelling. On the first floor the living area and on the last, the second, the sleeping area.
The load-bearing structure will be in reinforced masonry and the inter-floor floors of the prefabricated joist type with a final height of 16 + 5cm; that of the roof, wooden with joists parallel to the pitches, glulam ridge beam and double cross-laminated planking.
In compliance with the requirements of Dgr 1261/2021, the building will be NZEB both overall and in the individual townhouses.
The insulation and transmittances of the dispersing structures, are provided within the limits of the law, also by means of ventilated-insulated roof, insulated basement and masonry in Danish normablock, insulating blocks designed to make high-performance, seismically safe and high-performance infill and maximum protection against fire; therefore, the so-called "external cap" traditional is not provided, as the insulation is already present inside the building blocks. Consequently, the structure is protected from possible damage from weather events, since there is no traditional external coat.
In fact, the systems will be autonomous with heat pump hybrid generator, equipped with 250-liter internal storage tanks, underfloor heating emission system, evolved control systems for heating management and air recirculation present in each room, presence of controlled mechanical ventilation and thermal power plant connected to 6-kwp photovoltaic system with related battery storage systems with a capacity of 10.00 kWh.

CONTRACTUAL STRUCTURE

The Financing Agreement is apurpose loan: Aeffe S.r.l. undertakes to use the funds received from the Investors exactly as set forth in the Project illustrated in the public offering and not to divert them for other purposes.

COST STRUCTURE

The projected cost of building the properties is €2,121,000. The Minimum Target of the raising on Ener2Crowd will cover 9% of the Capex, while the Maximum Target 14% of the total. Details of the costs and revenues of the operation are given below.


EXPECTED COSTS AND SOURCES OF FINANCING

The disbursement of the €1,100,000 land loan with a term of 120 months (including 24 months of pre-amortization) is done in several stages and with certain conditions to be met. In fact, a first disbursement will be made at the time the mortgage is taken out, provided that a building permit has been obtained. The remainder of the loan will be disbursed in several tranches, depending on the progress of the work. The maximum amount of each disbursement will be 60 percent of the costs already incurred, verified through an update of the appraisal, and will be conditioned on the deposit of €50,000 in an account with the lending bank as a sign of its own readiness, lending crowdfunding collection of €300,000, as well as the presence of preliminary sales for at least 30 percent of the final value of the project, to demonstrate that the intervention already has a market.

LOAN AMORTIZATION SCHEDULE

The amortization plan provides for repayment of the Principal only at the last installment. There arequarterly installments with only the Interest Rate equal to €9,187.50

The following amortization schedule for Aeffe S.r.l. is calculated with an interest rate of11% for a total of €300.000.

An early repayment of the loan is expected upon the sale of the real estate.

N.B.: The start of the amortization plan is perfected from the first useful date after the terms of the release have elapsed, so the schedule therein shown is merely a simulation containing the first useful date in case of perfection of the campaign at its expiration
