The company Fitness Sassuolo S.r.l. requests a minimum financing of € 215,000 (with a maximum of € 430,000) necessary for the energy requalification and restructuring of a property used as a Gym and Fitness Center of the FitActive Group.
The space is approximately 1900 square meters - divided into 600 square meters on the first floor; 700 square meters on the second floor and 600 square meters in the basement - allowing 100 people to train simultaneously at an affordable cost, bringing benefits to the community and the reference area.
The FitActive Gym in Sassuolo is already operational and was inaugurated on June 15, 2024.
The interventions carried out in the gym, which involved requalification and restructuring, included civil, electrical, and mechanical works carried out according to a project compliant with the most recent energy efficiency standards - specifically:
- Remaking of masonry works
- Replacement of fixtures
- Installation of energetically efficient heating system with power greater than or equal to 100 kW
- Installation of electrical systems
- Installation of hydro-sanitary technological systems
- Installation of efficient air treatment
Thanks to the construction of the FitActive Gym, it was possible to improve and optimize a property that was in a state of abandonment, bringing extensive environmental and social benefits by also redeveloping the area and the area of interest of the stakeholders involved.
The interventions allow for a building with an energy performance in class A2, one of the highest and in line with standards of high energy efficiency.
The goal of the lending crowdfunding campaign is to allow collective participation in investment, benefiting economically and environmentally from efficiency and redevelopment interventions.
FitActive has chosen to involve its community, also rewarding the local community of Sassuolo where the Gym is located, by offering favorable rates to different types of investors to actively participate in the redevelopment and efficiency.
The company has carried out the work in full equity through its own funds from the partners and the Parent Company, it does not have active credit lines and has chosen crowdfunding as a way to refinance the interventions, both to optimize cash flow management and to activate a financial instrument to stimulate the involved FitActive stakeholders and the community.
The requalification and restructuring interventions have been carried out by an EPC (Engineering, Procurement & Construction) Company - Fitness Sassuolo will repay the work thanks to its own activity and the Parent Company Fitness Investment, the FitActive Group's Holding Company - within a period of about 48 months, a time sufficient to recover from the investments made as well as from the business plan projections.
The crowd loan is an alternative way to manage cash flows, refinance amounts and at the same time stimulate stakeholders and the involved community, deriving an economic, environmental and social benefit.
ENERSCORE+ & EASYSCORE INTEGRATED EXPERT
Ener2Crowd provides a first qualitative parameter called "ENERSCORE+" that is assigned to each individual investment proposal. This parameter defines a SCORING that objectively, comprehensively, and understandably summarizes all the data that characterize the project from a technical point of view, ranging from an ESG evaluation expressed in CLASSES, to a verification of activated SDGs (Sustainable Development Goals).
A specific Financial Rating called "Integrated Expert Easyscore" is expressed, resulting from the credit analysis carried out by EasyFintech company, which verifies the reliability and creditworthiness of the Project Owner Company. EasyFintech S.r.l. is a company that operates as a commercial information dealer with License art. 134 TULPS Prefecture of Milan prot. no. 14795/12B15E dated 31/01/2020.
In the case of the Project proposed by FitActive Sassuolo S.r.l., the resulting EnerScore+ is 11.28, so an ENERSCORE+ A (ESG) is assigned, while the Integrated Expert Easyscore is at level 2 - SECURITY (it should be noted that the Integrated Expert Easyscore has been calculated - given the recent history of Fitness Sassuolo S.r.l. - on the Parent Company Fitness Investment S.r.l. through the Autonomous Guarantee).

In recent months, the global socio-economic context has led to a strong increase in inflation, which is the prolonged increase in the average level of prices for goods and services: the ECB has therefore predicted an increase in interest rates on mortgages and loans with the aim of preserving consumers' purchasing power. THE HISTORY
Eduardo Montefusco is the CEO of FitActive. He started his professional career as a computer programmer, working on the development of banking software for some of the largest companies in the sector.
His interest in the fitness world arose when he accepted the proposal to create a management software for gyms. In a short time, he became a capital partner of a gym and from there, he started his career in the industry.
This new path led him to work in the commercial sector, acquiring not only commercial but also managerial and marketing skills, which he began to apply to FitActive since 2007.
The great care and the desire to constantly reinvent the brand are the strengths that have made FitActive the franchise gym with the most active locations in Italy today.
Each FitActive Club uses the same management software, created by CEO Eduardo Montefusco, and respects the same standards of design, quality, and services in each location.

The analysis of the Company that aims to collect funding is the result of the Report provided by EasyFintech S.r.l. - License art. 134 TULPS Prefecture of Milan prot. FitActive Sassuolo S.r.l. is a company born in July 2023 with Ateco code 93.19.1 "sports organizations and entities, promotion of sports events". The Company is owned for 24.5% (for a total of 49%) by Zito Valentina and Mangone Vincenzo, respectively the Administrators of the Company, while the remaining 51% is owned by Fitness Investment S.r.l., the Parent Company of FitActive. The corporate structure of FitActive provides for this type for each gym of the Group; where the Shareholders/Administrators hold 49% of the total shares, while the majority of 51% is held by Fitness Investment S.r.l.
Given the recent history of FitActive Sassuolo S.r.l., the analysis was carried out on Fitness Investment S.r.l.
Fitness Investment S.r.l. is the Reference Company within the FitActive Group, born in September 2017 - with Ateco code 93.13. In these years of activity, it has literally climbed the reference sector becoming the main Operator in Italy and Europe in terms of the number of active gyms (133 Clubs in July 2024) and dedicated services to its subscribers thanks to an innovative and democratic formula for accessing fitness services.
The Company has a share capital of €5,000,000 fully subscribed and paid up. The Administrator of Fitness Investment S.r.l. is Edoardo Montefusco, as well as the reference entrepreneur who gave life to the FitActive initiative.
The analysis methodology adopted involves calculating a synthetic risk indicator, called Easyscore Integrato by EasyFintech S.r.l., obtained through a proprietary algorithm that integrates and synthesizes three partial scores (Easyscore Expert, CeBi Score 4, and CR Score). The Easyscore Integrato by EasyFintech places Fitness Investment S.r.l. in an area corresponding to the "Safety" judgment.
Below is a summary of the analyses of the other partial scores:
• Rating Cribis D&B: evaluates the financial solvency and commercial reliability of the company through the calculation of the Cribis d&b Rating (Failure score, Delinquency score, Paydex Cribis d&b, negative events). Fitness Investement S.r.l. has been assigned a Cribis Rating equal to "1" with a "minimum" cessation risk; and a financial consistency of €8,364,727.

The analysis of the balance sheet as of 31-12-2022 from the standpoint of insolvency risk classifies the company in the S3 class, corresponding to a High Solvency situation with a PD of 0.11%. This class includes 15.07% of companies belonging to the SPORTS ACTIVITIES sector, positioning itself above the reference sector.
• CR Score: expresses, in a synthetic way, a judgment on the manner of use of credit lines granted by the banking system, reported within the Central Risks of Banca d'Italia. The Score referring to the Central Risks of Banca d'Italia is calculated over a 12-month period. This value is reserved as it is not a public data, but the analysis has revealed elements of high solvency.
The preceding analyses, summarized in the Easyscore Integrato by EasyFintech, place the company Fitness Investment S.r.l. in a "Safety" area.
The lending crowdfunding campaign proposed by FitActive also aims to activate different types of investors to collectively participate in the development and improvement of FitActive Clubs, resulting in a double economic and environmental benefit.
For this reason, different interest rates have been defined for the following categories:
• All investors - Annual gross interest rate 8%
• FitActive Subscribers Exclusive - Annual gross interest rate 8.5%
• Sassuolo Residents and FitActive Sassuolo Subscribers Exclusive - Annual gross interest rate 9%
• FitActive Members Exclusive - Annual gross interest rate 10%
The Financing Agreement is a purpose loan: Fitness Sassuolo S.r.l. undertakes to use the funds received from Investors exactly as provided for in the Project outlined in the public offer and not to divert them for other purposes.
There is a Stand-alone Guarantee by the parent company and Head of FitActive Fitness Investment S.r.l..
The estimated cost for the implementation of the interventions is estimated at a total of approximately €545.000. The minimum target of the collection on Ener2Crowd will cover 40% of the Capex, while the maximum target will cover 78% of the total.
The lending crowdfunding campaign is a loan that the company needs to refinance the estimated redevelopment works of the property, amounting to €430.000; the remaining portion of the Capex is covered by company funds.
The amortization plan provides for the repayment of Capital and Interest at each installment. There are four pre-amortization installments consisting of only interest; thereafter, there will be quarterly installments amounting to € 41.919,46.
The following amortization plan for Fitness Sassuolo S.r.l. is calculated with an interest rate of 10% for a total of €430.000.
N.B.: The start of the amortization plan is completed from the first available date after the terms of the release have expired, therefore the table shown is a mere simulation containing the first available date in case the campaign is completed at its expiration.
